Who We Are

KPM was founded in 2017 with RAI Properties as its parent company. As Owner and Managing Director, I have a long-standing relationship with the business community in the Eastern Panhandle. I took my knowledge and experience with RAI, my vast love for property management and created my own company, Key Property Management.

KPM Experience

KPM’s primary focus began with residential communities. There was a recognized need in the area for affordable, customer-orientated residential services to the growing communities in the Eastern Panhandle. As RAI begins to remove itself from the commercial marketplace, KPM is following in the footsteps of its parent company by expanding into the commercial property management arena. Here at KPM we place each property as a personally-owned parcel of land
KPM is not just a property overseer, but a personally committed entity. One where our vision is to treat each parcel of property and/or building as if it was our very own, where no shortcuts or reservations are taken. KPM currently has standing contracts with many residential communities and is continuing to grow in residential property management in the area.

Professional Qualifications

I am a certified Property Manager through the Institute of Real Estate Management (IREM). I serve as Principal Owner of KPM and as Commercial Property Manager & Director of Marketing & Sales for RAI Properties at BURR Plaza. This is a nineteen-acre business campus in Jefferson County, with almost 100,000 sq. ft. of office, commercial and retail space.
Properties in 2012, my responsibilities for all aspects of property management include tenant liaison, monthly collection of rent and receivables, payroll, and oversight of facilities including repair and maintenance. As Director of Marketing and Sales, my responsibilities include advertising and marketing our office, retail and light industrial spaces to potential tenants. I maintain our company’s website and social media presence on Facebook and Twitter, as well as issue press releases, while representing both companies at the local Chamber of Commerce and Business Association functions. I also assist tenants with all aspects of their individual promotional activities such as grand openings and special events. I also serve on the Board of Governors and as Treasurer of the Eastern Panhandle Business Association. All of this experience and dedication transfers to my work with KPM. Prior to RAI, I was an Advertising Executive for The Martinsburg Journal for 5 years which included advertising for local businesses, managing the Real Estate Guides, Welcome Home and Home Shoppers Guide.

FEE SCHEDULE FOR RESIDENTIAL PROPERTY MANAGEMENT

KPM fee for residential HOA management is based upon several factors. The fee that is proposed shall include collection of HOA annual dues, paying expenses, overseeing of maintenance & repair, oversee and prepare payment for vendors including common areas and snow plowing, prepare and deliver monthly financials to include a P&L and balance sheet, rent rolls, attend regular & special board meetings, annual & membership meetings.
